Terms & Conditions
By paying a deposit or otherwise completing a reservation with Gulf Front Getaways, LLC (“Host,” “we,” “us”), you acknowledge that you have read, understand, and agree to the Terms & Conditions below. These Terms constitute a legally binding agreement between the person completing the booking (“Guest,” “you”) and Gulf Front Getaways, LLC for a short-term rental of the property specified in your confirmation.
1) Acceptance of Terms; Confirmation of Reservation
Completion of this reservation and authorization of your payment constitutes your agreement to all terms, conditions, and notice requirements herein, including without limitation the cancellation and refund policy. You authorize Host to charge your card for amounts due under this Agreement. You agree to these Terms either by electronically executing them, by renting the Premises through our website, or by booking through a third-party platform.
2) Check-In / Check-Out Times
Check-in begins at 4:00 PM (CST). Check-out is 9:00 AM (CST). Early check-ins/late check-outs require prior written approval and may incur fees. Unauthorized late departures may be billed up to one additional night. No refunds for late arrivals/early departures.
3) Advance Reservations; Identification; Rate Corrections
Reservations may be made up to one (1) year in advance. We may correct obvious rate/fee errors to the published rate at the time of booking if caused by human/system error. A government-issued photo ID for the primary Guest may be required prior to check-in, and the name on the ID must reasonably match the name on the payment method used.
4) Reservation Deposit (Down Payment)
At booking, a 20% non-refundable down payment of the total booking charges is due. This payment secures your dates and is applied to the total. It is not a damage deposit and is non-refundable for any reason once processed.
5) Payment of Rent; Due Dates; Methods
The balance is payable to Gulf Front Getaways by credit card or check 30 days before check-in, or immediately if booking within 30 days of arrival (regardless of length of stay). If a payment attempt fails, you must promptly resolve payment or the reservation may be canceled with no refund of amounts already paid. Reservations made within 30 days require payment-in-full at booking. Taxes/fees mandated by law may change prior to arrival and will be applied to your balance.
6) Travel Protection Insurance
We strongly recommend purchasing trip insurance. Our provider is Play Travel Protection, powered by RentalGuardian. Coverage, claims, and exclusions are governed solely by the insurer’s policy terms. If you elect coverage, it will appear as a separate line item at checkout; if you do not see it, you have not purchased coverage.
7) Cancellations & Changes (Direct Bookings)
- 30 or more days prior to arrival: Refund of 80% of all monies paid, less a $100 cancellation fee.
- Within 30 days of arrival: Nonrefundable. No refunds for shortened stays, late arrival, early departure, weather, maintenance, noise, or utility/service interruptions.
All cancellation/change requests must be submitted in writing via email. Guests who purchased travel insurance may file a claim directly with the insurer per its terms. OTA bookings (e.g., Airbnb, Vrbo) follow the platform’s displayed refund policy at the time of booking.
8) Security / Damage Hold
A refundable card hold up to $500 may be placed prior to arrival (amount varies by property, see confirmation). The hold is released 3 days after departure if the home is left in normal condition. Costs for damage, missing items, excessive cleaning, unauthorized pets/smoking, HOA fines, or rule violations may be charged to the card on file. If damages exceed the hold, you authorize us to charge the additional amount required to cover repairs/replacement.
9) Accommodation Selections; Availability
Your reservation is for the specific property indicated. If the property becomes unavailable (e.g., maintenance, utility failure, sale), we will offer a comparable alternative (if available) or a full refund. We are not responsible for incidental or consequential costs (travel, meals, lodging elsewhere). Property contents and décor may change without notice; preferences do not entitle you to relocation/refund.
10) Pets
Pets are allowed only at designated pet-friendly properties with prior written approval and a non-refundable fee of $100 per approved pet. Pets must be leashed where required, kept off furniture/bedding, and never left unattended. Unauthorized pet fee: $500, plus any cleaning/damages; may result in eviction without refund. (No cats unless expressly approved in writing.)
11) No Smoking
Smoking/vaping of any substance is prohibited inside the home and where posted outside. Violation results in a $500 minimum remediation fee and may result in eviction without refund.
12) Minimum Stay Requirements
Most properties require a 3-night minimum. Peak seasons/holidays may require longer minimums and/or Saturday-to-Saturday turnovers (see listing).
13) Maximum Occupancy; Events
Do not exceed posted maximum occupancy (including children). No parties, weddings, or large gatherings. Violations may result in expedited eviction with no refund. Host and agents may access the property for inspection, maintenance, safety, or emergencies with reasonable notice when practicable.
14) Age Requirements; Guest Screening
Primary renter must be 25+ and must occupy the property for the entire stay. Reservations obtained under false pretenses are subject to immediate cancellation without refund. A government ID may be required. We may use reputable screening services to verify identity and ensure compliance with neighborhood rules.
15) Departure Policies & Fees
Before check-out: bag/secure all trash in proper outdoor containers; start the dishwasher; return furniture/items to original locations; close and lock all doors/windows. Additional departure duties may apply and will be explicitly outlined on the fridge inside your unit. Excess cleaning may be billed. Lost & Found returned upon request; shipping at Guest’s expense; unclaimed items after 14–30 days may be discarded.
16) Housekeeping
A one-time cleaning fee covers standard turnover before arrival and after departure. Daily service and mid-stay cleans are available for a fee. Excessively soiled conditions or misuse may incur additional cleaning charges.
17) Amenities & Starter Supplies
A starter set typically includes limited quantities of paper products, trash bags, detergents, and basic toiletries. Quantities are not guaranteed to last your entire stay. Amenities vary by property/community; only amenities listed on the property’s page are included.
18) Linens, Towels & Household Supplies
Bed linens and bath towels are provided. Stained/damaged/missing items may be billed. Where provided, makeup towels should be used to avoid staining white linens. Please do not remove bath linens from the property.
19) Beach & Pool Towels
Where provided, beach/pool towels are for use during your stay and must be left at departure. Missing/damaged towels may be charged.
20) Maintenance
Report issues promptly so we can address them. No refunds or rate adjustments for unforeseen failures or outages (electricity, water, HVAC, internet/cable, appliances, pools/hot tubs, elevators), or for weather-related conditions.
21) Internet Access
Wi-Fi may not be available at all properties. Where available, it is provided as a courtesy and can be unreliable. We do not provide technical support or refunds for connectivity/performance issues. Internet services may be used only for lawful purposes.
22) Hurricanes & Severe Weather
No refunds for actual or anticipated tropical storms, hurricanes, severe weather, or Acts of God. If a mandatory evacuation is ordered and you purchased travel insurance, you may be able to file a claim per the insurer’s terms. We encourage purchasing travel insurance.
23) Force Majeure
We are not able to give refunds or make changes due to events beyond our control (including weather, power outages, pandemics, illness, governmental orders, or similar). No refunds for early departures.
24) Security of Personal Property
Host is not responsible for theft, vandalism, or loss/damage to personal property left in the accommodation or common areas. Secure doors/windows and do not leave valuables unattended.
25) Nearby Construction; Noise
Construction and community events are governed by local/HOA rules outside our control. No refunds or relocations due to nearby noise, construction, or event-related disruptions.
26) No Subletting; Non-Transferable
You may not sublet, assign, or otherwise transfer your reservation. Unauthorized transfers may be canceled without refund.
27) Good-Neighbor Policy
Treat the home and community with care. Respect neighbors regarding noise, parking, and trash. Quiet hours are generally 10:00 PM–8:00 AM unless otherwise posted. Repeat disturbances may result in eviction without refund.
28) Property Rules & HOA Regulations
Many homes are subject to HOA rules (parking, wristbands, amenity access, appearance). Violations may result in fines which will be charged to you. Follow posted rules and any instructions provided in your pre-arrival materials or inside the home.
29) Interference with Stay; No Refunds for Amenities
No refunds due to the inoperability/unavailability of amenities (e.g., pools, hot tubs, elevators, golf carts, grills). We will make reasonable efforts to keep amenities in good working order but cannot guarantee availability or uninterrupted operation.
30) Access Credentials, Wristbands & Keycards
Access items (e.g., wristbands, keycards, parking passes) may be required by the community. If such items are lost, you will be charged the actual replacement cost plus an additional $100 fee.
31) Additional Rental Rules
Guest must baby-proof to individual standards; use handrails on stairs; lock doors when leaving; do not move furniture between rooms or outdoors; do not erect tents, RVs, or trailers without written permission; no candles/incense; no fireworks; no weapons. Smoking is prohibited anywhere on the Premises unless otherwise posted. Quiet hours: 10:00 PM–8:00 AM.
32) Pools, Hot Tubs & Safety Waiver
Use of pools/hot tubs is inherently risky and at your own risk. You RELEASE, WAIVE, and AGREE TO INDEMNIFY AND HOLD HARMLESS Host, the property owner, and their agents from claims arising out of your participation, except to the extent caused by gross negligence or willful misconduct. Supervise children at all times; no glass; follow posted rules. Do not tamper with required alarms/fencing; violations may incur significant fees under Florida law.
33) Golf Carts & Bikes; Liability
Where provided, golf carts/bikes are amenities (not guaranteed). Golf carts may be used only by licensed drivers age 25+ and in accordance with applicable laws/HOA rules. Proof of license/insurance may be required. You are responsible for damage, citations, towing, and misuse. Unsafe/unauthorized operation may result in removal of privileges or eviction without refund.
34) Bike Use; Security; Replacement
Using bicycles involves risk of injury or death. You assume all risks and agree to use helmets and obey traffic laws. Lock bikes when unattended. Lost or stolen bikes may be charged at replacement value.
35) Payment Method; Automatic Charges
Payment may be made by credit card or check (deadlines in Section 5). Where permitted, the balance may be automatically charged to the same card used for the deposit. Charges may appear under “GFGETAWAYS” or a similar descriptor.
36) Communication Policy & Notices
All information from Host to Guest will be conducted via email (unless an OTA requires messaging within its platform). It is your responsibility to monitor the inbox for the address you provided. We are not responsible if you do not check email or if an incorrect email is provided. If you choose not to sign a renter’s agreement, your entry to the Premises constitutes acceptance of all Terms.

37) Applicable Law
This Agreement is governed by the laws of the State of Florida.
38) Venue & Jurisdiction
The exclusive venue for any civil action related to this Agreement is the courts sitting in Bay County, Florida. The parties submit to personal jurisdiction of such courts. The prevailing party is entitled to reasonable attorneys’ fees and costs (including fees incurred in determining entitlement/amount).
39) Indemnification; Hold Harmless; Disclaimer
By booking, Guests and any occupants agree to defend, indemnify, and hold harmless the Owner and Host from claims, liabilities, damages, fines, costs, or expenses arising out of or related to Guest’s/occupants’ use of the property, except to the extent caused by gross negligence or willful misconduct.
40) Waiver of Jury Trial
BY ENTERING INTO THIS AGREEMENT, THE PARTIES KNOWINGLY AND VOLUNTARILY WAIVE THE RIGHT TO A JURY TRIAL for any disputes arising out of this Agreement or the parties’ dealings.
41) Entire Agreement
This Agreement (including incorporated policies and booking-channel terms) constitutes the entire agreement regarding your stay and supersedes prior understandings. No oral statements modify these Terms.
42) Severability
If any provision is held invalid or unenforceable, the remainder remains in full force and effect.
43) Headings
Section headings are for reference only and do not affect interpretation.
44) Releases of Host & Owner Parties
In addition to the foregoing, you (for yourself and on behalf of all occupants/guests) fully release and discharge Host and Owner Parties from liabilities or claims for injury, loss, or damage occurring during the stay or use of items provided (including recreational items), except to the extent caused by gross negligence or willful misconduct, and agree not to sue and to hold Host harmless.
45) Pandemics & Government Orders
No declaration of pandemic or governmental order restricting travel or access alters these Terms unless Florida law requires otherwise. Cancellations remain subject to Section 7. Consider travel insurance for added protection.
